    Can defective fire doors be repaired or do they always need replacing?
    Many common defects can be remediated without full door replacement. Damaged seals, worn closers, loose hinges, non-compliant gaps, and missing signage can all be addressed through remedial works. However, if the door leaf itself is warped, delaminated, split, or has been modified in a way that compromises its fire rating (such as unapproved glazing cutouts or oversized letterbox openings), the door will need replacing. We will always tell you honestly which doors can be repaired and which cannot.
    How quickly can remedial works be completed?
    Minor remedials such as seal replacement, closer adjustment, and signage fitting can often be completed same-day during a single visit. For larger programmes involving 50+ doors, we typically schedule the works within 2-4 weeks of quotation approval and complete them over 2-5 days depending on the scope.
    What intumescent seals do you use for remedial works?
    We use Lorient intumescent and cold smoke seals as standard. The specific seal profile (size and type) is selected to match the door's certification where test evidence is available. For older doors where original certification may not be traceable, we fit seals that meet the performance requirements of the relevant fire resistance standard.
    What door closers do you fit?
    We fit Dorma overhead door closers as standard — typically the TS 68 for lighter doors or the TS 73V and TS 93 for heavier doors. All are certified to BS EN 1154 and selected for the correct door weight and leaf width. Where an existing closer just needs adjusting rather than replacing, we will adjust it and avoid the unnecessary cost of a new unit.
    What gap measurements are considered compliant for fire doors?
    The standard tolerance is 3mm (+/-1mm) around the top and sides of the door — meaning gaps should be between 2mm and 4mm. The threshold gap at the bottom depends on the specific doorset certification but is typically no more than 8-10mm. We measure all four edges with calibrated gap gauges and record the measurements in our completion report.

    Yes. We provide a door-by-door completion report detailing every remedial action carried out on each door, along with an updated condition status.     Can you carry out remedial works from another company's inspection report?
    Yes. We regularly carry out remedial works based on inspection reports produced by other fire door inspectors or fire risk assessors.
