    Frequently asked questions

    What is the difference between FD30 and FD60 fire doors?
    FD30 doors provide 30 minutes of fire resistance and are the standard requirement for most internal fire doors in offices, schools, and residential properties. FD60 doors provide 60 minutes and are required in higher-risk locations such as protected stairwells, corridors serving sleeping accommodation, and certain industrial or healthcare settings. Your fire risk assessment or Building Regulations Approved Document B will specify which rating is required at each location.
    What is the difference between BS 476-22 and BS EN 1634?
    Both are fire resistance test standards. BS 476-22:1987 is the traditional British Standard, while BS EN 1634-1:2014 is the European harmonised standard that has largely replaced it. Both are accepted in the UK. Most modern doorsets are tested to BS EN 1634-1, but many manufacturers hold dual certification. We only install doorsets with current, valid test evidence under one or both standards.
    Can you replace fire doors in occupied buildings without major disruption?
    Yes. We regularly carry out fire door replacements in occupied schools, offices, care homes, and residential blocks. We work room by room, floor by floor, and can phase the programme to suit your operations. Each door is typically installed in 2-3 hours, so corridors and escape routes are not blocked for extended periods.
    Do fire doors have to be self-closing?
    Yes. All fire doors must have a self-closing device that returns the door to its fully closed position from any angle of opening. We fit Dorma overhead closers as standard, selected for the correct door weight and leaf width. The only exception is where an electromagnetic hold-open device is installed and connected to the fire alarm system — the door is then held open in normal use but releases automatically on fire alarm activation.
    What intumescent seals do you use?
    We use Lorient intumescent and cold smoke seals as standard. These are combined seals that expand in the heat of a fire to close the gap between door and frame, while the cold smoke blade prevents smoke passing through the gap during the early stages of a fire. The specific seal type and size is matched to the doorset manufacturer's test evidence.
    Can you install fire doors in existing frames?
    In some cases, yes — but only where the existing frame is fire-rated and in good condition, and where the door manufacturer's test evidence covers that configuration. In most replacement programmes, we install complete doorset assemblies (door and frame together) because this is the only way to guarantee the fire resistance rating is maintained. A fire-rated door leaf hung in a non-certified frame does not constitute a compliant fire doorset.
    How many fire doors can you install per day?
    Depending on the building layout and access, our team typically installs 4-8 complete doorset assemblies per day. For large programmes (50+ doors), we deploy multiple teams and work to an agreed phasing plan. We will give you a realistic programme during the quotation stage.
    What documentation do we receive after installation?
    For every door, you receive an installation certificate confirming the doorset specification, fire rating, and components fitted. You also receive product data sheets, test evidence references, and a schedule listing all doors installed with their locations. This documentation is essential for demonstrating compliance to fire risk assessors, building control, insurers, and enforcement authorities.
