    We design the system to the correct BS 5839-1 (commercial) or BS 5839-6 (domestic/residential) category.     Detection Devices

    Apollo Discovery, Hochiki ESP, or C-Tec conventional detectors — optical smoke, heat, and multi-sensor types positioned based on room use. We use heat detectors in kitchens and boiler rooms, multi-sensors in offices and bedrooms, and optical smoke detectors in escape routes.

    Fire Alarm Control Panel

    Advanced MxPro 5 addressable panels for larger buildings, C-Tec conventional panels for smaller installations. Addressable systems identify the exact detector that's activated — critical in large or multi-zone buildings where you need to know precisely where the fire is.

    Sounders & Visual Alarm Devices

    Wall-mounted sounders and ceiling-mounted sounder bases providing a minimum 65dB at every point in the building (75dB at bedhead level in sleeping accommodation). Visual alarm devices (VADs) installed where required for hearing-impaired occupants.

    Manual Call Points

    Red break-glass call points at every final exit and on every escape route as required by BS 5839. Properly positioned at 1.4m height on the opening side of the door.

    Site Assessment

    We assess the building, review the fire risk assessment, determine the correct BS 5839 category, and identify any existing detection that can be retained or needs replacing.

    System Design

    We produce a detector layout drawing showing every device position, cable route, zone plan, and sounder coverage calculation. You approve the design before we order a single component.

    Installation

    Our fire alarm engineers install the panel, detectors, sounders, call points, and cabling. We use fire-resistant cable (FP200) throughout and install proper fire-rated containment.

    Commissioning

    What BS 5839 category do I need?
    It depends on the building use and what your fire risk assessment recommends. L1 provides detection in all areas — the highest level of protection. L2 covers escape routes plus rooms that open onto them and high-risk areas like kitchens and plant rooms. L3 covers escape routes only. L4 and L5 are custom categories for specific risks. M is manual-only (call points, no automatic detectors). For most HMOs we install LD2, for offices typically L2, and for care homes and sleeping accommodation we usually specify L1. We'll confirm the correct category during the site assessment.
    What fire alarm brands do you install?
    We install Advanced MxPro 5 addressable panels, Apollo Discovery and XP95 detectors, Hochiki ESP intelligent detectors, and C-Tec conventional panels. For wireless installations, we use Hochiki Ekho and C-Tec ZFP wireless systems. The choice depends on building size, complexity, and budget.
    What's the difference between conventional and addressable fire alarms?
    Conventional systems divide the building into zones — when a detector activates, the panel shows which zone but not which specific detector. Addressable systems give every detector a unique address, so the panel displays the exact location — for example 'Ground Floor Kitchen Heat Detector'. Addressable is essential for larger buildings and strongly recommended for anything over about 4-5 zones.
    Is a fire alarm legally required in my building?
    If you're the responsible person for a commercial premises, the Regulatory Reform (Fire Safety) Order 2005 requires you to have adequate fire detection based on your fire risk assessment. HMOs require fire alarms under the Housing Act 2004 and LACORS guidance. Blocks of flats need detection in communal areas and individual flats under BS 5839-6. In practice, almost every non-domestic building and every rented property needs some level of fire detection.
    How often should fire alarms be serviced?
    BS 5839 requires fire alarm systems to be serviced at least every six months by a competent person. Between professional services, the responsible person should carry out weekly call point tests (different zone each week) and keep a log book recording all tests, faults, and false alarms. We offer six-monthly maintenance contracts that cover all of this and issue the certificates your insurer will ask for.
    Can you take over maintenance of an existing fire alarm?
    Yes. We regularly take over systems installed by other companies. We'll carry out an initial survey to assess the condition of the existing system, check it still meets BS 5839 for the current building use, and then set up a maintenance contract. If the system has faults or obsolete components, we'll flag them and quote for any remedial work needed.
    How do you reduce false alarms?
    False alarms are usually caused by the wrong detector type in the wrong location — optical smoke detectors near kitchens, dusty detectors in loft spaces, or detectors positioned too close to air vents. We specify multi-sensor detectors in areas prone to false alarms, use heat detectors in kitchens and boiler rooms, and ensure detectors are positioned away from steam, dust, and airflow sources. On addressable systems, we can also adjust detector sensitivity thresholds.
    How much does a fire alarm system cost?
    A conventional fire alarm for a small office or HMO typically starts from around £800-£1,200 depending on the number of zones and detectors. Addressable systems for larger buildings start from around £2,500 upwards. The cost depends on building size, number of floors, detection category, and cable route complexity.
